Maintenance Responsibilities – BFP vs SFP

Body Corporates are wise ranging and diverse. It is this diversity that has lead to schemes being classified as either a Building Format Plan or a Standard Format Plan. Both of which have differing maintenance responsibilities.

Standard Format Plan:

A Standard Format Place uses markers on the ground or structural building elements to define a land horizontally.

The Body Corporate is usually responsible for:

  • Maintaining common use areas such as pools and tennis courts;
  • Maintaining common roads, gardens and the like; and
  • Utility infrastructure that is located on the Common Property;

Building Format Plan:

A Building Format Plan uses the structural elements of a building to define use of the land.

The Body Corporate is usually responsible for:

  • External areas to the building;
  • Structural Elements of the building like foundations and roofing;
  • Gardens and Lawns on common property
  • Roads on common property
  • Shared Common Facilities such as a pool or tennis court
  • Utility Infrastructure on common property or in boundary structure that services multiple lots.
  • Doors and windows that border the Lot and Common Property.

A Night to Remember: Redlands Swing Ball 2025 a Resounding Success

What an incredible night! On Saturday 31st May 2025, the community came together for a dazzling evening of rhythm, style, and celebration at the Redlands Swing Ball — and it certainly did not disappoint.

Held at Redlands Memorial Hall in Smith St, Cleveland, the event once again sold out following last year’s success, with guests flooding the dance floor for a joyful night of swing music, social connection, and vintage glamour.

The evening kicked off with a high-energy taster dance class led by the always fabulous Swing Patrol, supported by Jazz band Girl Friday, warming up both new and seasoned dancers alike. Attendees learned the basics of swing, setting the tone for the spectacular floorshow that followed. The dancers didn’t just perform—they lit up the room.

Guests enjoyed the community vibe with a BYO picnic spread, along with the ever-popular sausage sizzle that kept everyone fueled for the dance floor. From cheese platters to sparkling beverages, the festivity was nearly as lively as the dancing!

The atmosphere was made even more vibrant with the parade of vintage glamour, as many guests dressed to the nines in their best swing-era attire. Congratulations to our Best Dressed Award winners who truly embodied the timeless spirit of the event.

A heartfelt thank you to all who attended and helped make this such a special night. A special shout-out to our Redlands Body Corporate clients who joined us and took advantage of the exclusive ticket offer — it was a pleasure seeing you outside of a General Meeting, sharing in the fun and energy of this highlight event.

Insurance

Recent events such as the floods in 2022 combined with the increased growth of new developments within the Strata Community, have led to dynamic change within the Strata Insurance arena.

Strata Insurance is currently experiencing record increases in premiums ranging from 20% to 50% with premiums only projected to rise over the next 2 years.

With this drastic change, you might be wondering “How can my community best prepare for the insurance arena”?

There are two major methods that can be used to best prepare:

  • Ensure that you budget a practical amount for the insurance when you Annual General Meeting is coming up.
  • Ensure that proactive measures are being undertaken to maintain your property and prevent potential future defects. You may also wish to liaise directly with your insurer regarding any potential items of concern to prevent detrimental insurance implications.
